My in laws live here. We live to come visit. Centrally located and nice amenities. This place is fabulous, there are water classes every morning starting at 8 am til ten, then there is water volleyball. The facility has many pickle ball courts and a hiking trail on property. The residents have card games every night and there is always something fun going on. Movie nights, cocktails a music on the patio. The scheduled celebrations for veterans and holidays are always a treat.

I guess i felt right away a small town atmosphere. Friendly people and friendly management and staff. Made friends easily. Plenty to do and stay busy but relaxing. Our neighbors are probably the best neighbors i ever had. I could go on and on about how happy my wife and I are about wintering there. Couldn't think of a better place to be. Thanks Montesa management staff and the people that live or winter there.

The food is disgusting. I got sick on it this last time! We as a community complain all the time but they choose to ignore the problem. And continue to serve inedible food!

UPDATE: Last night we had our St Patrick Day’s dinner. Corn Beef and Cabbage, and once again, Montesa didn’t disappoint us. The food was undercooked, tough and disgusting. I don’t think even the Javalinas would have eaten it. So needless to say, things have not changed.

I have lived here for years. No problems until last year. Tree damage and sinking lot. Cal- Am has done shoddy work and continues to drag their feet in fixing the problems they are responsible for.
A nightmare for me.

My wife and I have been here 19 years and full time for 17 of those with no plans of moving. That ought to tell you something. The Hall activities, Sunset/Moon Rise and Happy hours are just getting too crowded with all of the new faces. You might have to consider what the cruise lines do; early dining / late dining, 2 happy hours, etc.

We purchased at Montesa at the end of 2023 and it was the best decision. We are newly retired and this is our first time living in a 55+ community. This is definitely an active adult community, it has something for everyone. The management staff and all those working in the office are a pleasure and really work hard to assure a good time is had by all. The rent is inline with the amenities offered. The community is well maintained, and filled wonderful, interesting, fun people from all over.

Need to improve the quality of food at activities. Many friends have commented it is not good for the money it costs.
We need another pool. Most callam community’s do.
I don’t understand why our monthly fee goes up every yr. I don’t see any improvements. A lot of people here feel the same way.
Also , there are to many rules by the management.
Greg , the maintenance supervisor is very rude. I’ve dealt with him numerous times.

We love the lifestyle, the activities director does an awesome job. Montesa resort management has done a great job. My only complaint is the follow-up on issues with the home. It's a continuous fight to get warranty issues fixed. We've been here a year and have just now finished getting all the issues corrected. Getting a call back from Cal-am has been nearly impossible. Many of the new people We've met are experiencing the same almost non-existent customer service. Beyond that, we love it here.
