This used to be a good place to live but now I see why so many residents are moving out of this building. I’ve lived here over a year and things started out good but now are just terrible. I have no words for it. To start, there’s seems to be a lack of communication and overall care & planning of this building from a management standpoint. Which makes sense because they don’t even have a management office here. Out of no where they decided to redo the entire pool. One day the pool was open and being used; the following day the pool was closed. Only AFTER the pool was already closed did they send an email letting us know the pool would be closed temporarily due to needing repairs. This was back in March/April that they decided that it was a smart decision to repair the pool right before the summer knowing residents would have no pool to use the entire summer. I’m not making this up, even the City of Los Angeles cited them for a violation stating that they didn’t properly plan for the pool repair. (Photo below) Repairs on this pool didn’t start until weeks-months later and it is now September and if you guessed it, still no pool. Truly sad. The trend with this staff seems to be a lack of planning and lack of communication. The same thing is happening in my unit where they came by to make repairs and now I have not had a working shower in almost 2 weeks. I am stuck looking at a broken shower and smelling a strong chemical odor everyday. (Photo below) You would think a shower would be a maintenance priority but it is clearly not. When I email requesting updates, all I get is an email saying they are going to “check”. It’s truly disappointing. The good thing about this building is the maintenance tech Gannon. He seems to be the only one that cares about getting things done for the residents. One day he even came in on a Saturday to repair my sink. He’s always professional and always thorough with any work that he does here. And honestly, his communication is better than most I’ve dealt with, at least he doesn’t mind telling when the elevators are down. The parking staff (Carlos, Edgar, etc) are all phenomenal. Carlos is by far my favorite! He’s always super nice and super professional. They all are great and do a great job securing our vehicles. The security staff are all great too! They communicate when we have packages, and they are always here to make us feel safe. As for management team/community relations, etc… I am vastly disappointed. Each day they have proven to me that residents aren’t a priority in this building. I don’t foresee this 4 star rating lasting long if they keep this up.

Ozzie from the leasing office was very helpful in handling an issue I had. He was patient and kind and that says a lot because I was feeling a bit anxious and unsure. He was able to resolve my issue easily and made me feel confident in knowing I was taken care of. Carina is also amazing to work with and gets things done quickly and efficiently. I’m very grateful. Thanks team. 🙂

I'm a current resident - and if I had a choice to live here, I wouldn't. In the over 6 years I've lived in this building, it gets worse by the month.

Most recently, I rented storage space in the building and while moving belongings into the space, I was confronted by unhoused men sleeping in the unlocked room. To their credit, they quickly put a lock on the door - BUT DIDN'T GIVE US KEYS. I've been locked out of my storage - where I keep inventory for my small business - for over a week now. Unable to conduct business, my emails go unanswered, phone calls unreturned - both with management at PE Lofts and with Essex Property Trust, their holding company.

This is only the most recent example of the degradation of the building and staff - there are dozens of others.

The penthouse lofts were very nice and as advertised.
Bruce was very responsive and accommodating while scheduling our tour.

I've been living at PE Lofts in downtown for a while now, and I have to say that one of the standout aspects of my experience here has been the exceptional service provided by our maintenance man, Gannon Sparks. From day one, he has gone above and beyond to ensure that all of our maintenance needs are met promptly and efficiently.

Whether it's a minor repair like fixing a leaky faucet or a more complex issue such as troubleshooting electrical problems, Gannon Sparka approaches every task with professionalism and expertise. His technical skills are impressive, and he always takes the time to explain what the problem is and how he plans to fix it, which I greatly appreciate.

What truly sets Gannon Sparks apart, though, is his friendly and approachable demeanor. He always greets residents with a smile and is genuinely concerned about our comfort and satisfaction. It's clear that he takes pride in his work and cares deeply about the well-being of our community.

There have been several instances where I've had urgent maintenance requests, and without fail, Gannon Sparks has responded quickly, often resolving the issue on the same day. His reliability and dedication are truly commendable.

Living in a large apartment complex can sometimes feel impersonal, but Gannon Sparks brings a personal touch that makes PE Lofts feel like home. He is a true asset to our building, and I feel incredibly fortunate to have someone so dependable and hardworking looking out for us.

If you're considering moving to PE Lofts, know that you're not just getting a great apartment in a prime location, but also outstanding maintenance service from someone who truly cares. Thank you, Gannon Sparks , for all that you do!

I love living here, the staff is actually helpful. Carina in the office is consistently coming to the rescue when i need help with permits or payments. A bonified superstar. Fredy in maintence is awesome, when i put in a request he shows up the same day to help me. It’s good to live in a place where the staff actually do their job.

Do not be fooled by the 5 stars who are not residents. I highly suggest do not move here. No matter the price. Lived in LA 10 years and the worst building for various reasons. Biggest is the contracted parking people. They are horrible. You only get 1 parking spot. BUT they are not assigned and will use your parking spots down stairs for paying customers for their business. If you come home at a busy time. There will be no spots. It’s horrible and frustrating. If you do not park in a random spot and give them a key. They will tow it. Despite the fact that you are a paying resident. Btw I will be reporting the building and contracted parking service for over parking cars. They will line up cars on drive way and into structure on busy night and park in non parking areas. LA has ordinance 22.112 that prohibits this kind of over parking. the parking company wants more money so they do it and leave residents to pay. I have photos.

Krystal is the BEST!! The most professional, sweetest, and honest leasing consultant I’ve come across since looking for places downtown. She responds instantly and was very informative. The building was secured, clean, and has gorgeous amenities. Can’t wait to apply!
