Safe Oasis in Orange County!
We moved from the Bay Area and are glad to have found home at Pointe Niguel. The complex is well maintained, green, safe and gated. The neighbours and tenants are friendly. The maintenance requests are very quickly resolved. There are two swimming pools and two jacuzzi. My favorite is the fitness center- Its so well equipped and even has a separate yoga studio section.

I've been living in this community for 3 years and my experience so far has been pleasant until now. It's disappointing to see new property manager and their team members doing a terrible job managing a simple request.
I went in person to reschedule my yearly home inspection since I was out of town for 2 days and DIDN'T feel comfortable anyone entering my house. The manager accepted my request and told me I can put in the work order if needed and they will skip the visit.
When I came back I saw a inspection note in the house and my stuff was also missing.

I was very stressed when I was looking for an apartment, because I had certain requirements. I wanted both a garage, and greenery, and a city view. And all these requirements together made it problematic, but consultant Anna Boiko helped me to find what I want. I’m very thankful to her. She answered all my questions timely and kindly. This is a very specific 5 star review for our leasing experience with our Leasing agent Louis Ceballos who is very thoughtful, meticulous, understood our requirements- readily showed us multiple units to help us understand the layout and navigate some last minute changes with unit availability too! We are doing a coast to coast move with little knowledge about the area or what to expect, this whole experience was so positive, warm and has given us some much needed confidence to make the move... Thank you so so much!
community upkeep, greenery, floor plans and the location are other big factors for choosing Pointe Niguel too.

Will periodically update my review with other experiences; I am looking forward to living here and getting to know more of this community and the people!

update 1 : every maintenance request has been handled with speed and care so far, always kept us in the know and nobody is ever hard to reach- all of these really make dealing with maintenance team such a breeze! I really appreciate everyone who stayed on top of several things that needed fixing and got us through. thanks so so much!

I have lived in Point Niguel since 2014 they have always been great, this past year has been tough loosing my spouse however the staff have been so helpful with all my questions and anytime i need help especially Sorina & Isreal. It's a nice quiet safe complex would highly recommend

It's Pointe Niguel, Sares Regis's Pointe Niguel. They don't get maintenance wrong. One of the most successful property management companies in Orange County knows how to keep a crown jewel shiny. Ask and you shall receive.

I lived here for 5 years- they were great at first, then things went to hell. I asked them several times to check the fireplace for blockage as my white fireplace kept turning black (flu open) and they tried to blame it on me. They neglected any concerns I had about potential mold and water as my daughter and I started experiencing breathing issues a couple years in. They blamed that on me as well. Finally, since they refused to take any responsibility for issues I asked them to address, I asked to be let out of my lease as I didn’t want to live on a place with potential health hazards and they agreed. I searched tirelessly for a home for us and I couldn’t get into a place in the time frame they gave me so they attempted to evict me even after I offered them payment to stay until I found a home for my child and I. I was forced to move into a place that is more expensive and In worse condition out of desperation and they still are charging me 10 grand for “smoke” damage and back rent (that I offered them initially and they refused) and blamed me
For all the things I begged for help with and they neglected. They charged me legal fees as if I’m some squatter, which is absurd. I’m in the process of suing them, DO NOT LIVE HERE!!! They may look nice on the surface, but they are cheap, and management is awful. BEWARE.
Also not the only tenant who has complained about mold and they got blown off and had to move as well.

I had to call and speak to people 3 separate times to get anyone to come. I even spoke to the maintenance manager the 2nd time. One of the things I requested was for the floors to be cleaned before our furniture was all moved in and it was never done in time. They were left filthy from before we got the keys. BAD start to our tenancy experience.
