I feel bad for all residents and employees who come into this place with high expectations. Lower those expectations. Then lower them some more. Remember this place is ran by corporate America. It only needs to look good enough and compete with other Stockton apartments. Read the negative reviews they couldn’t remove. I wish I can help others by letting them know, but this will probably get removed also.

Don’t trust anything you hear. They don’t do anything unless they really have to, probably because they’re hopelessly under-resourced to maximize profits. Illegal parking everywhere, unleashed dogs leaving urine and feces everywhere, completely ineffective security… it’s the same things you face all over Stockton.

Unless you’ve got money to waste, have your own security, and must rent an apartment in Stockton anyway, I suggest you look elsewhere.

My experience at The Palms Morada was great . This my first apartment so my parents read the reviews and like what they saw . I called and spoke with Alondra she was very helpful and professional. She showed us around and explained the process to us. Everything was done online . I went to tour the apartment on a Saturday 5 days later I was approved. The apartments are beautiful inside and out. The staff i crossed paths were very friendly and welcoming. My parents and I felt safe with me moving to The Palms . I love the valet trash service, 24hr gym , game room and pool . As well as the Amazon hub for packages to me delivered. I give The Palms Morada 5 stars ⭐️⭐️⭐️⭐️⭐️

The Palms is a beautiful place to live! Rolando and Victor do an amazing job with maintenance and are able to complete fixes in a timely manner and doing so with class. Keep up the amazing work gentlemen!

I have been living here for over a year now and been paying a security fee of $25 each month! I had to contact this new security company today for some suspicious activity I see and what was I told “oh you’ll be fine, mind your own business” by Tommy Hill from Patriot security!!!

I lived at both the Palms at Morada and Morada crossings for the 3 years and I would like to say management was very fair and friendly. The amenities and apartments are phenomenal and the maintenance team and grounds crew are awesome. The only flaws are the fake grass which doesn't get cleaed enough during the summer and the lazy residents who don't clean up after their pets. The properties do supply poop bags everywhere along the property but like I stated the residents are mostly lazy, which is sad. I would highly recommend choosing either property as a home.

Hello, my name is Michael. I have to say I had one of the most wonderful experiences at the palm of Mirada from my moment, I walked through the doors. I was graded by Miss Alondra, Morgan Ricky, and even the manager Rolando came out to greet me. They asked me if I wouldn’t coffee tea or a water while I waited for my tour. Miss Alondra took me on my tour. She showed me the amenities that they had around the palms. She showed me the The apartment that I applied for by the way, absolutely great as we proceeded back to the office after my tour I was also greeted by a couple of their maintenance guys and grounds keeper Lasana as we enter back into the office Alondra and Miss Morgan asked me if I had any questions and how was my experience overall I told him it was absolutely great. I have to say the palms of my brother is one of the most friendliest places I’ve ever been can’t wait to move in

This was my first home away from home. The staff was so amazingly kind all the time maintenance came out almost immediately when needed. I have two pets and they loved the dog park and making friends. I unfortunately had to move this past month due to personal reasons but I miss my home and the the kindest management that helped the two years I was there. Thank you Raul and Alyssa for putting up with me and my small family for two years 😂🫶

Service failed to keep the alarms working with new batteries replaced so they kept beeping and disturbing me after a long day of working as a doctor at the hospital. Automatic rental payment system failed and I had to pay late fee and cashier's check fee on my own even though it was not my fault. Dog owners suck here and don't clean up their dog poop. I'd give this place 0 stars if I could. Do not move here!
